Fall in Northwest Arkansas: Best Seasonal Activities + Your Home Maintenance Checklist

Fall might be the single best reason to live in Northwest Arkansas. The humidity finally breaks, the Ozarks put on a foliage show that rivals anywhere in the country, and the whole region seems to slow down just enough to enjoy it. Whether you just moved to Bentonville, Rogers, Fayetteville, or one of the surrounding communities, or you've been here for years, autumn is the season locals look forward to all year.

It's also the season smart homeowners use to get ahead of winter. Below, I'm sharing my favorite fall activities across NWA, plus a practical maintenance checklist to protect your home — and your equity — before temperatures drop.

Best Fall Activities in Northwest Arkansas

1. Drive (or Bike) the Ozark Fall Foliage Routes

Northwest Arkansas sits right in the middle of some of the best leaf-peeping terrain in the Midwest and South. Scenic Highway 7 and the Pig Trail Scenic Byway near Ozark National Forest put on a color show typically from mid-October through early November. Closer to home, the trail systems around Bentonville — Slaughter Pen, Coler, and the Razorback Greenway — turn the ride itself into the destination.

2. Pumpkin Patches and Corn Mazes

NWA has no shortage of family-friendly farms come October. McGarrah Farms is a great option, with pumpkin patches, corn mazes, hayrides, and farm animals right here in the region. Along with other local favorites in Rogers, Cave Springs, and the surrounding rural areas, these are easy weekend trips and a great way to meet neighbors if you've recently relocated.

3. Farmers Markets Go Full Harvest Mode

The Bentonville Farmers Market on the Square and the Fayetteville Farmers Market both run into the fall, and this is when you'll find the best of the harvest — squash, apples, sweet potatoes, and local honey. It's also one of the best ways to get a feel for a neighborhood if you're still deciding where to buy.

4. Crystal Bridges Museum of American Art

Crystal Bridges is stunning any time of year, but fall adds another layer — the trails surrounding the museum are lined with changing leaves, and the outdoor sculpture walk is one of the most photographed spots in Bentonville come October.

5. Local Festivals and Events

Fall is festival season across NWA — from Bentonville's Film Festival in the spring's counterpart events to town square celebrations, Oktoberfest gatherings, and Friday night football under the lights in nearly every district. Check each city's parks and recreation calendar for the current year's schedule, since dates shift annually.

6. Beaver Lake in the Off-Season

Beaver Lake gets a reputation as a summer destination, but fall is arguably better — cooler mornings, fewer crowds, and some of the best fishing conditions of the year. If you own or are considering a short-term rental near the lake, fall weekends are a strong booking window worth marketing toward.

7. Apple Orchards and Cider

A short drive into the surrounding Ozark hill country puts you at apple orchards offering u-pick access, fresh cider, and baked goods — a perfect half-day trip for families or anyone new to the area looking to explore beyond the city limits.

Your Fall Home Maintenance Checklist

Fall in Arkansas isn't just for pumpkin patches — it's your window to protect your home before winter weather arrives. Here's what I recommend every NWA homeowner knock out in September and October.

Exterior

  • Clean the gutters. Falling leaves clog gutters fast, and a clogged gutter in a hard winter rain can send water straight into your foundation or attic. Do this once after most leaves have dropped.
  • Inspect the roof. Look for missing or curling shingles, and check flashing around chimneys and vents. Small issues found now are far cheaper than a winter leak.
  • Seal gaps and cracks. Check caulking around windows, doors, and siding. Air leaks cost you real money once heating season starts.
  • Service the HVAC system. Have your furnace or heat pump inspected before you need it. A fall tune-up is cheaper than an emergency winter repair, and it catches small issues before they become expensive ones.
  • Drain and store outdoor hoses. Disconnect garden hoses and shut off exterior spigots to prevent frozen and burst pipes.
  • Check the chimney. If you have a wood-burning fireplace, get it inspected and swept before first use of the season.
  • Yard and Landscaping

  • Aerate and overseed the lawn. Fall is the ideal window for cool-season grass in Arkansas — it gives roots time to establish before summer heat returns.
  • Trim trees and shrubs. Remove dead or overhanging branches before winter ice or wind turns them into a hazard.
  • Mulch flower beds. A fresh layer of mulch helps protect root systems through the colder months.
  • Interior

  • Replace HVAC filters and check smoke/CO detectors. An easy 20-minute task that matters for both efficiency and safety.
  • Check the water heater. Flush sediment buildup to extend its life and improve efficiency.
  • Reverse ceiling fans. Switching fans to spin clockwise in the fall pushes warm air back down and can meaningfully lower heating costs.
  • Inspect weatherstripping on doors. A drafty exterior door is one of the most common — and most fixable — sources of winter energy loss.

Why This Matters If You're Buying or Selling

If you're planning to list your home this fall or winter, buyers absolutely notice a well-maintained property — clean gutters, a serviced HVAC system, and a tidy yard all signal pride of ownership before a buyer ever steps inside. And if you're house hunting, fall often means less competition and more motivated sellers, which can work in your favor on price and terms.

Whether you're getting your home ready to list or just want to make sure you're protecting your investment for the season ahead, I'm always happy to talk through what matters most for your specific property.
